Leaside
Leaside is home to vibrant communities and a number of underutilised industrial sites. The area is framed by the River Lea, which forms a key part of local identity. The Poplar Riverside Opportunity Area is the biggest housing opportunity in London, with potential for over 40,000 new homes.
Regeneration is already underway. One of the first schemes, by Poplar HARCA and partners, is an award-winning transformation of the Aberfeldy Estate creating over 2,400 new homes alongside new local facilities and green spaces. The council supported the CPO and land consolidation necessary to enable comprehensive redevelopment.
The opportunity
Leaside could deliver up to 14,000 new homes through estate regeneration and mixed-use development on underutilised industrial sites. Most allocated sites already have planning permission and are in delivery. We are also actively encouraging development proposals on unallocated sites in Poplar Riverside and highly accessible locations.
How we will work with partners
Leaside is one of the council’s top priorities for new housing. We are working with neighbouring boroughs and TfL to bring forward improvements to local connectivity that will unlock development. This includes transport hub upgrades, the Leaway Walk, and new bridges across the Lea, such as the £12m Mayer Perry bridge delivered in partnership with the London Borough of Newham and the GLA.
We want to ensure jobs are retained when industrial sites are regenerated, strengthen local connectivity further, and enhance quality of life through improved neighbourhood centres, public realm and access to green and blue space.
